Marble Plus Floor Care

Restorative Maintenance of a Granite and Limestone Garage Floor in Palm Beach, FL

Project Overview

This garage floor in Palm Beach, located just steps from the ocean, was originally crafted from a unique combination of granite and limestone. While these stones are durable, the oceanfront environment brought specific challenges. Over time, exposure to salty air, moisture, and sand took its toll on the floor, causing discoloration, staining, and surface deterioration. To restore and protect this beautiful but weathered garage floor, an extensive cleaning and sealing process was implemented.

Initial Condition and Challenges

Due to the porous nature of natural stone and grout, this garage floor had absorbed moisture and minerals from years of exposure to the seaside elements. The high humidity, frequent ocean spray, and salt air accelerated wear on the surface, resulting in:

  • Surface Discoloration from salt and environmental deposits
  • Dullness and Unevenness in the stone’s natural sheen
  • Grout Degradation, allowing moisture to seep further into the stone
  • Surface Integrity Issues due to the stone’s exposure to harsh coastal conditions

Given these challenges, the goal of the restoration was to rejuvenate the appearance of the granite and limestone while providing a lasting layer of protection against further damage.

Restoration Process

Step 1: Deep Cleaning

The restoration began with a thorough cleaning to remove surface contaminants and residues. Using specialized floor-cleaning equipment, the team meticulously lifted embedded dirt, salt, and grime from the stone’s surface, revealing the stone’s natural color and patterning beneath the years of buildup.

Step 2: Surface Preparation

Once cleaned, the floor was prepped for sealing. Any lingering residues from prior treatments were stripped away, and the stone was left in a neutral state, allowing for maximum absorption of the new impregnating sealer.

Step 3: Application of Impregnating Sealer

A premium impregnating sealer formulated specifically for natural stone was applied across the entire surface. This sealer penetrates deep into the stone’s pores, forming an invisible barrier that shields the granite and limestone from moisture, salt, and staining agents. The choice of sealer was critical given the location, as it ensures both water resistance and breathability, allowing the stone to remain dry and maintain its natural appearance without trapping moisture.

Results and Benefits

After the restoration, the garage floor looked rejuvenated, with a more vibrant color and a polished, smooth surface. The restoration process brought several long-lasting benefits to this oceanfront garage:

  • Enhanced Appearance: The stone’s natural beauty was restored, showing a refreshed, even finish across both the granite and limestone.
  • Improved Durability: The new sealer provides a resilient barrier against moisture and salt, significantly slowing down future wear and tear.
  • Easy Maintenance: With the protective sealer in place, the garage floor will now be more resistant to dirt and stains, making routine cleaning simpler.
  • Long-Term Protection: The impregnating sealer ensures that the stone will remain shielded from the harsh coastal environment for years to come.

Conclusion

This restoration project demonstrates how, even in demanding environments like Palm Beach’s oceanfront, natural stone surfaces can be successfully maintained and protected. By combining professional-grade cleaning, preparation, and sealing, the granite and limestone garage floor now boasts a renewed look and enhanced durability, standing up beautifully to the challenges of its coastal location.

Through this comprehensive restoration process, the floor is once again a striking feature of the property, combining elegance with resilience in an environment where each is equally important.

Travertine Floors Beautifully Polished and Restored

DAMAGED TRAVERTINE FLOORS Restored to like new

When this homeowner’s travertine floor had begun to show wear, their maid decided to start mopping it with a wax-type product. Over the years it started looking “dirty” plus showed a lot of wear from chairs being moved.

One day, the homeowners were having some work done and the worker put tape down on the floor. When they pulled up the tape, the wax buildup came up with the tape. That’s when the homeowners truly realized how bad their floors looked and decided to call us in to see if we could do anything for them.

First, we educated them on what topical coatings do to a marble floor. Topical coatings on natural stone is never a good idea.

We stripped, cleaned, diamond-honed, polished, and sealed the floor. Various holes in the travertine were also filled.

Our clients loved the brand-new look we gave their floor. To learn more, visit our TRAVERTINE page.

Crack Repair on Residential Tile Floor

Cracked Tile

Tile is known for its durability, but it is not impervious to damage. Cracks are a common problem in floors that get a lot of traffic and use. Sometimes the problem is caused by a shift or settling in the subfloor. Other times a crack can be caused by a heavy item being dropped on the floor. Regardless of how a crack forms, it is unsightly and detracts from the beauty and elegance of the floor.

Tile Crack Repair

In order to ensure proper adhesion of the repair material, we used a hand tool to widen the base of the crack and then cleared the crack of any debris. The filler we used was custom tinted epoxy. Once all the epoxy was cured, we honed and polished the repair site to blend it with the surrounding surface.

The homeowners were happy that we were able to repair the tile and save them the cost of replacement.

Ritz Carlton Entrance

Evidence of Wear at Hotel Entrance

The entry way of a hotel is the first opportunity to welcome and make a positive impression on guests. Unfortunately, the floor of the entrance at the Ritz Carlton Hotel, a beachfront luxury resort, was in poor condition. The natural stone finish had traffic patterns and obvious signs of wear. The housekeeping staff could only keep it clean, but refinishing natural stone went beyond their area of expertise. They did not have the right equipment or training to resolve the problem.

Stone Restoration With Minimal Disruption

We were able to hone, polish, and refinish this entrance during the least busy times, when very few guests were coming and going. The management and employees were grateful that we were able to minimize any disruption to the normal routine. With our natural restoration process, no stripping or coatings are required, so there were no strong odors to deal with and there was no need to wait on coatings to dry and cure. The entrance was available for immediate use as soon as we finished our work.

Kitchen Floor Restored

Dirty Grout Lines and Dull Finish

Fort Lauderdale homeowners contacted us because the finish on their natural stone kitchen floor had become dull, and the grout lines looked too dark. They swept and mopped regularly and occasionally even deck brushed, but they could not make the floor look as good as when it had first been installed.

Honing, Polishing, and Sealing

We honed the floor to erase the fine scratches that were obscuring the reflection and causing the dullness and deep cleaned to flush out embedded dirt and grime from the tiles and grout lines. Using progressively finer grit diamond pads, we continued honing and polishing until we achieved the desired finish. Our final step was to apply high quality impregnating sealer to inhibit staining.

The homeowners loved the clarity and shine of the finish and that the floor looked brand new again.

Color Sealed Grout

Homeowners Were Tired of Dirty Grout

Grout on tile floors is usually what gets dirty first. The sanded grout in this Boca Raton home was porous. Virtually anything that the homeowners spilled on the grout penetrated into the pores and accumulated. Even though they frequently swept and mopped, their floors always looked dirty and unsanitary.

Our Solution: Color Sealing

We deep cleaned the tile, grout, and baseboards. Then, we sealed the grout with high quality color sealer, which made the grout non-porous and restored it back to its original color.

The homeowners were very excited that their floor had a brand new, clean, fresh look and that the grout lines would be much easier to keep clean. To learn more, visit our Tile and Grout page.

Marble Bathroom on a Yacht

Dull, Etched Marble

Marble is a soft, calcium-based stone that is subject to fine scratches that result in dullness, as well as etch damage that occurs when a chemical reaction takes place between acidic substances, such as cleaners, and the calcium in the stone. The owners of a yacht contacted us because their marble bathroom was dull and etched.

Our Marble Restoration Process

We restored the marble on this yacht the same way we restore marble in a home or business, that is, with honing and polishing. Honing erased the damage. Then, we used progressively finer diamond grit pads to achieve a nice, reflective polished finish.

The yacht owners were very pleased with the outcome. To learn more, visit our Marble Services page.
